Suburb Spotlight: Palmview, Sunshine Coast

By Leigh Martinuzzi | Martinuzzi Property Group – eXp Australia

Palmview is one of those Sunshine Coast suburbs that quietly became very hard to ignore.

It’s positioned in that sweet spot where you’re close enough to beaches, schools and work hubs but you’re not paying absolute beachfront money to get a modern home with space and a proper lifestyle. And if you’ve been watching the Sunshine Coast market over the past year, Palmview has done what strong, liveable suburbs tend to do when demand stays consistent and supply can’t keep up: it’s kept moving.

Where Palmview sits

Location-wise, Palmview is a genuine “hub suburb”. You’ve got easy access to the Bruce Highway for commuting north/south, it’s close to the University of the Sunshine Coast, and you’re a straightforward drive to coastal hotspots like Mooloolaba (around 12km) without living in the thick of peak-season traffic.

Palmview is also part of a major masterplanned growth story (Harmony / Palmview residential community), with long-term planning pointing to around 7,000 homes and ~16,000 residents as the area completes over time.

That matters for buyers because it usually translates into:

  • ongoing infrastructure delivery (schools, parks, sport, services)
  • stronger “community gravity” (people move where life is easy)
  • and long-term demand from families who want a modern home without the coastal price tag

What the homes are like

Palmview is dominated by modern housing stock. Newer builds, clean lines, open-plan living, low-maintenance blocks, and family-friendly layouts (the classic 4 bed / 2 bath / 2 car format is common).

It’s a suburb that suits people who want:

  • a home that feels “move-in ready” without a full renovation project
  • a modern neighbourhood vibe
  • and parks / paths / playgrounds baked into the design (not added as an afterthought)

That’s also why Palmview tends to attract a lot of young families, upsizers, and buyers relocating from Brisbane or interstate who want a fresh start without sacrificing convenience.

Is Palmview still affordable?

“Affordable” on the Sunshine Coast is a moving target but Palmview still sits in a zone where many buyers feel they’re getting more home per dollar compared to a lot of established coastal suburbs.

Here’s the clearest current snapshot:

  • Median house price: $975,000
  • Sales (past 12 months): 276
  • 12-month growth: Up 16.1%

For context, realestate.com.au also notes last month there were 40 properties for sale in Palmview, with houses renting around $778 per week (with a 12-month growth of +5.1%). So for a modern family home in a growth corridor with schools and parks coming online, many buyers still see Palmview as one of the more sensible value plays.

Lifestyle, community, and “things to do”

Palmview’s lifestyle is very much built around community and outdoors. You’ve got parks that genuinely get used like Harmony Boulevard Park, which has playgrounds, open grass, shelters, and even table tennis tables.

The Harmony community calendar also leans into that “neighbourhood feel” where you can find markets, movie nights, seasonal events, fitness challenges… all kind of stuff that makes a suburb feel like somewhere you belong rather than just somewhere you sleep.

And for families, schooling options have strengthened quickly:

  • Palmview State Primary School services the local area
  • Palmview State Secondary College opened in January 2023, expanding year levels over time (moving toward Years 7–12)

That school + parks + modern homes combo is a big reason Palmview gets shortlisted so often by buyers with kids or buyers planning ahead.

What’s happening with sellers right now?

Palmview sellers generally fall into a few camps:

  • Lifestyle movers (upgrading, downsizing, or relocating)
  • Owners who bought early and now have solid equity
  • Investors who are weighing up strong rents vs. capital growth

Because the suburb is still developing, competition can vary street-by-street and home-by-home. Two properties can look “similar” online, but the price outcome shifts quickly based on things like: orientation, natural light, layout efficiency, upgrades (solar, ducted air, better outdoor entertaining), and whether the home feels turnkey or “builder-basic”.

The sellers who do best usually lean into a calm, structured campaign: clean presentation, clear pricing strategy, strong buyer follow-up, and consistent feedback loops so you’re never guessing what’s happening.

That’s basically our whole thing at Martinuzzi Property Group: honest advice, exceptional communication, and a stress-free sale driven by proactive service and results that exceed expectations.

Who Palmview suits in 2026

If you’re buying (or thinking about moving), Palmview is a strong match for:

  • families who want schools + parks + newer homes
  • buyers who want central Sunshine Coast access without paying beachfront premiums
  • people who value community vibe over “old suburb charm”

It’s also a suburb that tends to reward buyers who are decisive. With median pricing and demand staying active, the best homes don’t hang around forever especially those that show well and are priced sharply.

If you’re thinking of selling in Palmview or buying and want clarity on value, I’m happy to offer a free, no obligation 15-minute consultation. No pressure, no hype, just a clear plan and straight answers.
