How to Know When It’s the Right Time to Sell

Almost every homeowner has the thought at some point. Should we sell?

And almost as quickly, it gets shelved. Because answering it properly feels like it requires predicting the market, and nobody does that reliably. So “maybe one day” becomes the default, and for a lot of people it stays that way for years.

Here’s the thing, though. Trying to time the market is the wrong question, and it’s the reason the decision never gets made.

The market is the signal people over-weight

Markets move. They always have. Waiting for a perfect one is waiting for something that only looks obvious in hindsight.

More to the point, the market is the one factor in this decision you have no control over. Everything else, whether your home still suits you, whether the numbers work, whether you’re ready for a change, is something you can actually assess right now.

That’s not to say conditions don’t matter. Strong buyer demand and limited comparable stock genuinely help a seller. But treat the market as a supporting factor, not the deciding one. A good market makes a well-timed personal decision better. It rarely justifies selling a home that still fits your life.

The signals worth reading are mostly about you.

Seven signals worth paying attention to

One of these on its own is worth noting. Three or four pointing the same way is usually your answer.

Your home no longer fits your life

The most reliable signal of the lot, and it holds regardless of what the market is doing.

Maybe the family has grown and you’re short of space. Maybe the kids have left and you’re rattling around in rooms nobody uses. Maybe the stairs are getting harder, the garden has become a job rather than a pleasure, or the commute stopped making sense.

A home that doesn’t fit is a cost in time, money and contentment, whatever it’s worth on paper.

A life change is coming

A new job, a growing family, a relationship change, retirement, or simply the pull of a different place.

Big transitions are natural moments to reassess where you live. Often the move isn’t a consequence of the change. It is the change.

You have equity you could put to work

If your home has grown in value, you may be sitting on more than you realise, and it’s doing nothing where it is.

Selling can unlock it to upgrade, to downsize and free up cash, to invest, or to clear debt. For a lot of people, finding out their actual equity position is the moment “maybe” turns into “yes”.

The numbers finally make sense

The mortgage is well down. Your income is steady. The cost of the next move sits comfortably within reach.

When moving stops feeling like a financial stretch, a major barrier has quietly disappeared, often without anyone noticing it happened.

Your home is at its best

Recently renovated, well maintained, presenting beautifully.

That can be an opportune moment, because it’s before the next round of updates is needed to stay competitive. If you’ve done the work, you may as well be the one who benefits from it.

Maintenance is outweighing enjoyment

The house feels like a list of jobs rather than a place you love, and the cost of keeping it up keeps climbing.

There’s little sense pouring money into a property you’re ready to move on from.

Market conditions suit the move you want

Last on the list deliberately, for the reasons above.

Strong demand, limited comparable stock and healthy local activity all work in your favour. Useful, but supporting evidence rather than the case itself.

Three questions that cut through it

If you’re circling the decision, these tend to bring more clarity than watching the market ever will.

“Does my home still suit the life I’m living now, and the one I want next?” If the honest answer is no, the market is almost beside the point.

“If I knew my value and net proceeds today, would selling open a door I want to walk through?” Often the “maybe” persists simply because the numbers are unknown. Once you can see them, the decision usually clarifies fast.

“Am I waiting for a genuine reason, or just waiting?” There’s a real difference between a considered “not yet” and an indefinite “maybe one day” that’s really just inertia. Naming which one you’re in is half the answer.

If the answer is not yet

That’s a perfectly good outcome, and a useful one.

Knowing it early means you can use the runway properly. Keep the home well maintained. Make the improvements that pay off while you’re still there to enjoy them. Stay aware of your equity position rather than working off a number you were told years ago.

Then when the signals do line up, you’re moving from a position of strength rather than scrambling.

You don’t have to decide to sell

You only have to decide whether it’s worth finding out.
