Should I Sell My Home Over the Holidays?
By Leigh Martinuzzi | Martinuzzi Property Group – eXp Australia
Every year around this time, I get asked the same question: “Should I sell my home over Christmas and New Year?”
My answer? Absolutely. And here’s why:
There’s a common belief that the holiday season is a quiet time for real estate. People imagine everyone switching off, travelling, or focusing on family gatherings. But the truth is, the property market never really sleeps, especially here on the Sunshine Coast. In fact, selling over the holidays can sometimes work to your advantage.
1. Less Competition, More Attention
Many sellers choose to wait until the new year to list their property, which means fewer homes on the market during December and early January. Lower inventory means less competition, so your property stands out more.
Buyers scrolling through listings during this time aren’t overwhelmed by choice which means more eyes (and enquiries) on your home.
2. Serious, Motivated Buyers
Buyers who are house-hunting during the holidays aren’t doing it for fun. They’re typically motivated, perhaps they’ve just relocated for work, are finalising finances before the new year, or are eager to secure a home before school resumes in late January.
When you get an enquiry during this period, it’s likely from someone who needs to buy, not just wants to look.
3. More Time for Buyers to View Homes
While it’s true that people are busy on Christmas Day and New Year’s, those are only a couple of days out of the entire season. For the rest of the holidays, most people actually have more time on their hands. Time to browse listings, attend open homes, and plan a move.
That extra downtime often turns “we’re just thinking about it” buyers into “let’s make it happen” buyers.
4. Summer Lifestyle Appeal
The Sunshine Coast really shines during summer. Blue skies, green backyards, and long evenings make homes feel warm, bright, and inviting. Buyers can easily picture themselves enjoying the lifestyle – BBQs on the deck, kids in the pool, trips to the beach.
If your property presents well, this time of year can emotionally connect buyers to the lifestyle your home offers.
5. The Digital Advantage
Online searches for property don’t stop over Christmas. In fact, data from major portals like realestate.com.au and Domain consistently show a spike in buyer activity between Boxing Day and early January.
Many people use their holidays to plan for the year ahead including their next move. A strong digital marketing campaign ensures your listing gets prime exposure during this high-traffic period.
6. Potential for Premium Prices
Because there are fewer properties on the market, the balance often tips slightly in the seller’s favour. Serious buyers competing for limited options can drive stronger offers especially for well-presented, well-marketed homes.
If you’re thinking about selling, don’t let the holidays hold you back. Every market is different, but on the Sunshine Coast, we consistently see strong buyer activity right through summer.
With the right strategy, timing, and presentation, the holiday period can actually be one of the best times to sell.
