QLD’s New Seller Disclosure Law: What Every Homeowner Needs to Know (Effective 1 August 2025)

If you’re planning to sell your home in Queensland, there’s a major legal change that could impact your timeline, your paperwork and your bottom line.

From 1 August 2025, sellers will be legally required to provide buyers with a formal disclosure statement before any contract is signed.

What’s Changing?

Previously, sellers weren’t obligated to disclose much upfront. That’s about to shift.

This new law brings Queensland into line with other states, requiring sellers to be more transparent from the beginning of the process. And while that’s a good thing in theory, it also means you’ll need to be more prepared than ever before.

If your disclosure is incomplete or inaccurate it could delay your sale, allow the buyer to terminate the contract, or even lead to legal issues down the track.

What Does This Mean for You?

It means if you’re planning to sell even if it’s not for a few months you should start preparing now.

Because once the law comes into effect, you won’t be able to sign a contract until your disclosure documents are in order. That means getting your paperwork, approvals, and property details lined up well before going to market.
